Our Work at JML Services
Photographs of finished rooms are useful and limited in the same breath. What they show is the standard we hand back. What they cannot show is the part a property manager inspects.
Every cleaning company in Melbourne publishes photographs of clean rooms, which makes the whole genre close to useless as a way of choosing one. A clean kitchen looks like a clean kitchen whether it took two hours of careful work or twenty minutes and good light, and the camera is on the side of the person with better light.
So it is worth saying what these pictures are for. They show the standard we hand a property back in, they show the kinds of property we work in across Melbourne, and they show finishes rather than staging. What they cannot show is the inside of the cupboards, the window tracks, the top of the rangehood or the floor behind the fridge, which is precisely where the difference between two cleans actually lives.
That is the reason every quote we issue comes with a written room by room scope. A photograph is an impression; a scope is a list you can hold us to. When a property manager runs an inspection, they do it with a condition report rather than a gallery, and the only sensible way to be ready for that is to agree the list in advance.
If you would rather hear it from clients than from us, our testimonials are verbatim Google reviews, and about JML Services sets out what you can verify about the business itself.
What a finished room means
- Surfaces cleaned, not wiped around objects
- Glass and mirrors streak-free in daylight
- Floor edges and corners done, not just the middle
- Tapware and fittings descaled rather than dried
- Nothing left behind: no cloths, no bottles, no bags
- Rooms left ready to use immediately
What does a finished JML clean look like?
Our own photography, with the service named under each.
The rooms below are a cross-section of what we are asked to do most: kitchens after a deep clean, bathrooms descaled back to the finish, living areas on a regular roster, and bedrooms at the end of a lease. Captions name the service rather than the address, because publishing a client property with a suburb attached is not ours to do.

Why does a gallery never settle an end of lease job?
Property managers in Victoria work from the entry condition report, and Consumer Affairs Victoria sets out that the obligation at the end of a tenancy is to return the property as the report recorded it, fair wear and tear excepted. The items an inspector opens rather than glances at are the ones that catch tenants out. Nobody loses a bond because the lounge room floor was not shiny. Bonds get held over the inside of a kitchen drawer, an oven tray, the rubber seal on a shower screen and the grime in a window track.
This is the honest limitation of any gallery, including ours. A photograph of a bathroom tells you the visible surfaces were done. It says nothing about whether the exhaust fan cover came off, whether the grout was treated or just rinsed, or whether somebody got behind the toilet pedestal. Those three take real time and none of them photograph.
So compare scopes rather than pictures. Put three plain questions to any quote: is the inside of every cupboard counted, does the base figure cover the oven, and who pays if the agent rejects the clean. The answers sort quotes apart far more reliably than any image will.
Where you want to see work of a specific kind, the service pages carry the full room by room lists: end of lease cleaning, deep cleaning, carpet cleaning and oven cleaning each set out exactly what is done and in what order.
Which services show the biggest visible change?
Four jobs where the difference is genuinely dramatic.
Oven and cooktop
The single most satisfying job in cleaning. Carbonised grease comes off glass and enamel completely, and the change is obvious in any light.
Carpet extraction
Traffic lanes and doorways change most. The honest caveat is that wear in the pile is permanent and no extraction will lift it.
Showers and wet areas
Soap scum and mineral scale on glass and grout. Years of build-up can be removed, though glass etched by scale stays cloudy.
First deep clean
On a property not cleaned in months, the first visit is the one people photograph. Afterwards a roster keeps it there.
Regular cleaning is the service where photographs are least useful and the value is highest, because the house never gets far enough from clean for a before shot to be worth taking. That is explained on regular cleaning services.
How do you get the same result in your property?
Send the details
Rooms, service and suburb. A couple of photos of the worst areas help more than a long description.
Read the scope
Room by room, with the exclusions named. This is the document the result is measured against.
Flag your priorities
The shower, the oven, the carpet edges. Say so and the time gets allocated there.
Book and inspect it
Walk through at the end if you are home. If something is missed we come back the same day.
Our rating of 4.9 from 101 Google reviews exists because that last step is real rather than decorative. Send your property details and the scope and figure come back to you, usually the same day.
Frequently asked questions about our work and results
Two fair questions about any cleaning gallery on the internet.
Are these photographs of real jobs?
Yes. They are our own photographs of Melbourne properties we have cleaned, and the caption names the service and the room shown. We do not use stock photography of American kitchens, and we do not show a result produced by a stylist rather than a cleaner. Where a photograph would identify a client property, it is not published.
Can you get my property to look like this?
In most cases yes, and the honest qualifier is that cleaning removes soil rather than wear. A scratched benchtop, etched glass, a worn floor finish or a stained grout line that has lost its seal will be clean but still look used. We will tell you which of those you are dealing with when we quote, rather than letting a photograph make a promise for us.
Get this standard in your own property
Send the property, the service and the suburb. What comes back is a fixed figure and a written room by room scope, so the result is defined before anybody arrives rather than judged against a photograph afterwards.
