Property Coaching in Sydney and the Hills District

For Sydney and Hills District buyers weighing up a home or an investment property Sydney-side or interstate, before they commit. I'm Aimee Templeman. I coach from an office in Norwest, so local clients can meet in person rather than on video. The method is my usual decision-first property coaching, with local questions added.

Property coaching from Norwest

The Continuum Pathway is based in Norwest NSW, in Sydney's Hills District. Sessions run by video for clients anywhere in Australia, and face to face in Norwest when arranged. If you are weighing up an investment property, Sydney or elsewhere, the first step is the same.

Most of my work happens on a screen, and it works well that way. Budgets, strategy and the hard conversation about whether now is the right time do not need a shared room. But some people think better face to face, especially when a partner or a parent is part of the decision, and for them the office is close to home.

Being local also means I know the questions Hills buyers bring, because they come up again and again. Should we stretch for a house, or is a townhouse in the same school area smarter? Is a new estate a good first purchase? Can we stay near the kids' school and still invest? Those are the conversations this page is about.

What I will not do is pretend that being down the road makes me a better choice than a coach in another city. The value is in the process, the independence and the questions asked, not in proximity. Plenty of my clients have never been to Norwest and never need to.

The north-west corridor

Sydney's north-west has changed fast. The Metro North West Line opened on 26 May 2019, and large areas have been rezoned for new homes. That growth brings real choices, and real pressure, for buyers deciding what and where to buy.

The facts are public. Sydney Metro records that its first line opened in May 2019 with 13 stations, and it runs through Norwest, Bella Vista, Kellyville and Rouse Hill. NSW Planning lists the North West Growth Area precincts, including Box Hill, North Kellyville, Marsden Park, Riverstone and Schofields, that have been rezoned for new housing.

What the facts do not tell you is whether a particular purchase suits you. A new estate can mean modern stock and growing services, along with years of construction around you and community or strata fees to budget for. An established street can mean mature trees and a known neighbourhood, at a higher entry price.

I will not tell you which suburb will outperform. That would be a prediction dressed up as advice. What I can do is help you weigh the trade-offs that matter for your plan: commute, schools, the type of tenant an area attracts, and how long you expect to hold.

Off-the-plan offers are common in the corridor, and they deserve extra care. Settlement can be a year or more away, the finished product cannot be inspected when you sign, and your finances may look different by handover. Before you sign, we test what happens if values or rates move in the meantime, and your solicitor reads the sunset and variation clauses.

House further out or townhouse closer in, new release or established street: neither is right in general. Each is right for some plans and wrong for others, and the work is finding out which applies to yours.

Worth settling before you inspect

  • Your commute, and how it changes if your job moves
  • Which schools matter to you, and for how many years
  • Community, strata or levy costs in your budget

Hills District decisions we have coached

Hills District clients include an 18-year-old first home buyer in Rouse Hill whose mother's equity secured the purchase, and a separated parent who stayed in Kellyville for her children while investing elsewhere. Both decisions started with position and limits, not with a listing.

Rouse Hill: a first home at 18

She did not have the savings a deposit usually needs, but her family had equity. Before looking at any property, we worked through her position, her borrowing capacity and her long-term goals, and how her mother's equity could be used without putting her mother at risk. She paid her deposit in December 2024, and the plan set aside two years to build her savings and repayment habits with guidance.

Kellyville: stability first

A recently separated mother would not move her children away from their school and friends. Renting in Kellyville while investing in a lower-entry market let her protect their routine and still own property again.

"I didn't have cash to give her, but I did have equity, and I just wasn't aware how to use it safely."

"What shifted for me was realising I didn't have to choose between my kids' stability and moving forward."

Both are told in more detail on the case studies page, and more local and interstate clients speak for themselves among the reviews and testimonials. Individual circumstances and results vary.

Who is on your side

Not an adviser or an agent selling to you

I am not a financial adviser, a buyer's agent or a developer's sales channel. Coaching is paid for directly, and nothing changes for me based on which property you buy, or whether you buy at all. That independence is what you are paying for.

Sydney has no shortage of property investment companies and advisers offering a free strategy session. Some are licensed advisers. Some are paid by the developers whose stock they recommend, often described as a service that costs you nothing. None of that is hidden if you ask, so ask: who pays you, how much, and what happens to that payment if I choose a property you did not show me?

A licensed financial adviser can give personal advice on products and super. A buyer's agent searches for a property and bargains on price, for a fee. A coach works before both, so you know what you need from them. The differences are set out side by side in property coach vs buyer's agent vs investment adviser.

If you are young, renting near family or work in the Hills, and wondering whether to buy where you live or somewhere cheaper, read rent is dead money, unless someone else's is paying yours before your first session.

Ask anyone offering you a Sydney investment

  • Who pays you, and how much, if I buy this?
  • Do you hold an Australian financial services licence?
  • Which properties are you not able to show me?
  • What would make you tell me not to buy?
  • Can I take a week to get independent advice?

A straight answer to each is a good sign. Pressure to skip them is not.

Local questions

Sydney buyers ask

Three things Hills District clients ask before booking. Anything else, raise it in the quick chat.

Can we meet in person?

Yes, by arrangement at the office in Maitland Place, Norwest. Most clients choose video because it fits around work and family, and many mix the two: a first session in person, later check-ins online. Tell me what you prefer when you book.

Do you know the Hills District market?

I coach locally and I am licensed as a real estate agent in both NSW and Queensland, so I know how sales in the area are run and the questions buyers face. I do not claim to forecast suburbs. Local market data comes from your own research, an agent or a valuer.

Do you recommend Sydney suburbs?

No. Recommending where to buy would be a prediction, and it is not my role. I help you set the criteria a suburb has to meet for your plan, such as commute, schools and budget, and then test each area you are considering against them.

In Norwest or on screen

Book a quick chat

The place to begin is a free quick chat, by video or, if you would rather, arranged at Norwest. Bring the question that has been circling: buy or wait, house or townhouse, here or somewhere else.

It takes about fifteen minutes, and there is no obligation to go further. Should we go ahead, the coaching is a set program of four one-on-one sessions spread over eight weeks, at Norwest or online. It costs $1,000, includes a workbook and exercises, and wraps up within ten weeks of the first session. If it does not fit, you will still leave with a clearer next step.

Not only a property question? The full range of coaching covers life and career decisions as well.

Suits you if

  • You live or work in the Hills and want to meet locally
  • You are deciding between Sydney and a cheaper market
  • You have been offered a north-west development and want a second view
  • You would rather decide slowly than be sold to quickly
