class="prose lead">
Buyers ask about the building and pest inspection cost before they ask what the inspection does, which is backwards but entirely understandable when every other line on the purchase is also wanting money. The useful way to settle it is to work out what the document is worth to you rather than what it costs, because its value is almost entirely in whether it changes a decision.

This guide is written for someone about to bid or sign. It covers what actually drives the price, which of three separately qualified services you are booking, the questions worth asking on the phone beforehand, how to read a report properly including the page nobody reads, and what to do with the findings. It sits with Tim's other pest guides for Melbourne households, and it is deliberately honest about the cases where an inspection adds very little.

One note on scope before you read on. Tim reports on the pests he is licensed to treat. Termites and timber borers go to a timber pest specialist, and this page tells you where that line sits so you do not pay for the wrong thing.

The spend

What does a building and pest inspection cost cover, and is it worth it?

You are buying somebody's time, their eyes and their professional indemnity insurance, delivered as a dated written document. The price moves with the size of the property, how many separate inspections are involved, how accessible the roof space and subfloor are, and how quickly you need it. The value is in whether it changes what you bid or whether you bid at all.

Consumer Affairs Victoria tells buyers to consider a professional building inspection report before signing, and to also consider a pest inspection to check for termites or other infestations. It also makes two points that matter more than the fee. Choose an inspector who carries professional indemnity insurance, because that is the thing that protects you if something gets missed. And the report can be used in price negotiation, which is where it often pays for itself several times over.

Worth most

Older housing

Period homes with a subfloor, a timber roof frame, decades of moisture history and three generations of patching.

Still worth it

Slab and brick veneer

Newer estate housing moves the evidence to garage edges, slab penetrations, weep holes and the fence line.

Worth least

A new build with warranty

A recently completed home still under builder warranty, where the structure is documented and nothing has had time to happen yet.

Even in that last case the answer is not automatically no, because an inspection also records the conditions that will cause problems later: drainage against a wall, mulch over a weep hole, a bathroom already leaking behind new tiles. What changes is how much you should expect to pay for it and how much weight to put on the result.

Tim's general pest inspection is charged at [Tim's general pest inspection fee to confirm], quoted before the booking is made. Beware of a free inspection, because a visit that exists to sell a treatment is being paid for somewhere and the report tends to recommend what the business sells.

<circle cx="12" cy="12" r="9"/>
Ask for the due diligence checklist too: every seller or agent in Victoria has to make it available to buyers of residential property. A general pest inspection reports on the insects and vermin a licensed pest operator treats, plus the conditions that invite them. A timber pest inspection deals with termites, borers and wood decay and is separately qualified. What everybody is told to request wraps the first of those together with the third.

The confusion is expensive rather than academic. A short limitations list on a packed house usually means somebody did not try very hard, and a long one tells you exactly which parts of the property remain unknown.

A visual, non-destructive inspection cannot look behind anything fixed or anything that will not move. Carpet stays down, plaster stays intact, fitted cabinets stay on the wall, and a garage packed to the door remains packed. That is not a get-out clause. It is the shape of the service.

Limitations firstWhich areas were not entered, and whether the reason was access, hazard, storage or occupancy.

Findings with locationsEach one should name a room or an elevation. Boilerplate that could describe any house in the street, and a recommendation for a long warranty plan in place of naming the immediate problem. The second one in particular is worth a second opinion, since a report that lists a possible risk is not the same as a report that found one.

Ring the inspector afterwards and talk it through. Buyers consistently say the most useful part was the conversation about what the person actually saw, and tone carries information that a written finding flattens out. Ask directly which finding would worry them if they were buying it.

Point in time assessment

A record of conditions observed during one visit. Private sales allow a short window instead, and it is measured in days.

That single rule reorganises the whole process, because it means the spend happens on properties you might not end up buying. In a tenanted sale a room may simply be shut that morning, and anything behind a closed door goes down as not assessed. Knowing in advance that half the house cannot be reached lets you decide whether the visit is still worth making.

If the property is an apartment, add one task that has nothing to do with the inspector.
